VISION

This first-floor remodel in South Abington Township, PA reimagined a traditionally segmented layout for the daily rhythms of a young family with growing children. By removing an underutilized formal dining room, the home became a more functional, connected, family-focused environment built around storage, organization, and togetherness.

The former dining room footprint was reallocated to two high-impact needs. Part became a spacious pantry that expands the kitchen’s storage and workflow — groceries, small appliances, and meal-prep essentials all neatly organized. The rest became a dedicated mudroom designed with kids in mind: custom locker-style storage gives each child a spot for backpacks, shoes, and coats, creating order at the home’s main entry.

With the formal dining room gone, the kitchen and living areas opened up and reconnected into one larger, more inviting shared space. Dining is absorbed naturally into the open layout, sightlines improved, and natural light flows freely through the whole first floor.

The result transformed unused formality into purposeful design — a first floor that works harder, feels more open, and grows with the family.

Project Selections

Interior finishes begin with Wickham hard maple 3 1/4” flat stock trim, painted to match cabinetry in Glacier, paired with walls in eggshell Sherwin-Williams Repose Gray (SW 7015) and flat white ceilings for a soft, balanced backdrop. All moulding, doors, and sheen are finished in a painted Glacier white to maintain continuity throughout the home. The fireplace, supplied by Kozy Heat (Springfield 36), features a 35,000 BTU ember bed with LED lighting, a rectangular prairie screen front, ledgestone refractory, and black frame, complete with horizontal venting and full remote control. The surround is finished in Qualis Ceramica Alhambra gray 4×12 subway tile with Mapei Cobblestone grout, capped with a light maple mantle for warmth and contrast.

The front entry door is a Therma-Tru Craftsman-style unit painted SW 6258 Tricorn Black on the exterior with Glacier trim on the interior, featuring a 2-panel design with 6 lites and matching full glass sidelites. It is paired with a Century handleset (FC60 CEN 619 ELR KIN) and Eller lever in satin nickel, blending modern durability with traditional styling. Interior railings are Craftsman-inspired with square posts, stained handrails, and painted square balusters using Fitts FM4091 components, reinforcing the architectural character of the home.

The kitchen, pantry, mudroom, and family room fireplace cabinetry are all designed in Hancock Glacier, anchored by Cambria Colton quartz in the kitchen and Soapstone Suede quartz in the pantry. All surfaces feature eased edges and consistent hardware using Top Knobs TK704UM in mixed sizes for a cohesive look. The kitchen and pantry backsplash features Daltile Artigiano Italian Alps 3×12 tile with bright white Ardex grout, adding texture and subtle contrast. Kitchen plumbing fixtures include a Delta Woodhurst 8-inch widespread faucet in Venetian Bronze (RB finish), tying together the warm and timeless material palette.

Across the home, the design balances clean painted finishes, natural wood accents, and layered stone textures—creating a cohesive interior that feels refined, warm, and thoughtfully detailed while supporting everyday living.

Project Goals

Converted an underused formal dining room into a walk-in pantry and a kid-friendly mudroom with locker-style storage.

Opened and reconnected the kitchen and living areas into one flexible shared space.

Improved sightlines and natural light throughout the first floor.

Selected durable, easy-to-clean materials that stand up to active family life.

When we purchased our home in December of 2023, we fell in love with the property and saw that the house had tons of potential. Soon after we purchased our home, we conscientiously sought a company to turn our vision into a realty. Today we feel very fortunate to have found Perez Design, Build, and Remodel, LLC. After a few meetings with Adam Perez, we felt confident that we were hiring the right company to remodel our home. Adam presented us with a very clear, comprehensive plan that detailed the stages and cost of the project. When we look back at where we started, and where we are today, we are amazed by all that the Perez team was able to accomplish in three months. Designing the home was stress-free and uncomplicated. Tracy and David listened and offered invaluable advice. Their design knowledge and expertise helped us maintain the style and character of the home, while blending some of the furniture pieces we have collected over the years. With every design decision, they married our style and preferences with the mid-century style of the house. The end result is absolutely stunning. We envision enjoying this house for many years to come. The demolition, construction, and installation went so quickly and smoothly. Jason and his dream team kept the project moving. Even with change orders, Jason and his team kept the project on track and got us into the house a week earlier than the projected move-in date. In three months, he turned a very dated 1970’s home into a custom dream home. During the construction phase, we visited the house almost daily. With each visit, there was noticeable progress. Jason was always available to answer any questions or address our concerns. He was very patient and he listened. He carefully and creatively resolved any problems. We feel as though he worked on our home as if it was his own. He payed close attention to details and made sure things were done right. On more than one occasion, Jason and Mike went above and beyond to make sure we were happy. In the early stages of the project, we had a lot of rain. While working in the basement, Mike noticed water seeping in through the window well. He phoned us and immediately began cutting pieces of wood to prop up all of our furniture we had stored in the basement during the remodel. When we arrived at the house, all of our furniture was secure, and he was working vigorously to dry up the floor. Then, when planning to move back into the house, we experienced a scheduling conflict with the moving company and Richard’s travel schedule. Jason accommodated an earlier move-in date, which helped resolve this conflict. Later, while moving back into the house, the movers we hired were not able to get our big leather couch into the basement where we wanted it. Jason and his team worked their magic and figured out a way to get the couch in the basement. Thank you!!! We couldn’t be happier with the Perez Design, Build, and Remodel team. We are so pleased and satisfied with the entire remodeling experience that the team provided us. As we make plans to renovate the exterior of the home and property, we will look no further than Perez Design, Build, and Remodel, LLC. Your Very Happy Customers, Richard, Diane, and Hilde Grace Temblador

Our family moved into an older home that needed some changes to make it feel like ours. Perez DBR just completed a renovation on several rooms, and we couldn't be more happy. The communication has been frequent and thorough since the beginning, and we really appreciated how detail oriented our team was from planning all the way through execution. Multiple people showed up for various parts of our remodel (demo, construction, electrical, painting, and plumbing), and each person was friendly, hard working, and an expert in their field. We also requested several changes to our original plan, and they happily accommodated for our alterations and did quality work. We are planning on using them again for future projects and highly recommend them to anyone who is looking for help with remodeling!

Perez DBR remodeled my kitchen in 2009. We recently had them come in to update it with a new countertop and sink, a few new cabinets to replace a beverage center and updated hinges. We were very pleased when the kitchen was first done and we are just as happy with the refresh.

I had a good experience working with Perez construction company. The listened to my inputs and made sure I was happy with the process along the way from designing to finishing the construction. Once the work began, the crew worked hard and got it done without wasting time. If there was any concern or comment, they listened and came up with a solution that met my expectation as well as safety. I am very happy with the final result, and gladly recommend to anyone.

We cannot say enough good things about Perez builders. They rebuilt our entire front porch, which was not easy because it is semi round. The crew was always on time, cleaned up every day, kept us apprised of the progress, were genuinely good natured and excited to do the job. Excellent work. We couldn’t be happier.
